Generally the Quantity Surveyor's services provided to the Employer are as follows:

Elemental Estimate of Building Cost based on preliminary designs which set the budget for the project. The estimate will breakdown the building into elements which are then used to produce a cost plan. The plan in broad terms includes the Foundations, Ground Floor Construction, Structure, External Envelope etc.

Preparation of tender documentation which includes Bills of Quantities. This document will be sent out for tender and priced by prospective Contractors. The utilization of this document will ensure that all Tenderers price exactly the same quantities without any possibility of excluding items. Tenders can then be fairly adjudicated and circumvent errors.

Cashflows predicting monthly expenditure including building cost and professional fees are also prepared.

During the course of the construction phase the Quantity Surveyor will prepare monthly valuations of work executed on the project and this will then be certified for payment by the Principal Agent.

Cost Reports indicating the current status of the project as well as final anticipated cost are also prepared on a monthly basis.

The final step once construction has been completed would be to prepare the Final Account which includes all variations to the original contract.
